Daniela and Sam are a young couple in their early 30s who recently became engaged and are getting married this year. They are also planning on starting a family in the near future. He works for a mining company in Perth and she works as a project manager for a large developer and building firm.

The couple were originally from Melbourne. They purchased their first home, a spacious and tastefully designed 2 bedroom apartment, in one of Melbourne's more prestigious suburbs, 5 years ago.When Daniela and Sam re-located to Perth 3.5 years later, they turned their property into an investment property.The property has always been tenanted by quality tenants, due to the location, quality and size of the property. As such, they have been able to steadily increase their rent on the property each year.The couple have simultaneously been saving diligently as they are committed to purchasing their second investment property.

Daniela and Sam had a selection of properties in various locations across Melbourne from which to chooseAfter much consideration they decided to purchase in Bonbeach, a decision based primarily on all the figures on the investment property regarding purchase price, rental return, capital growth and location.Daniela and Sam liked the fact that the property was only a few blocks away form the beach, train station, a large shopping centre as well as to the freeway and a major arterial that gave easy access to the C.B.D. In short, they felt that these were key factors in achieving, excellent capital growth potential.
Daniela and Sam purchased a two storey, 3 bedroom townhouse, with open plan lounge and kitchen downstairs, master bedroom with ensuite, 2 other bedrooms upstairs with another large living area.

The property comprises a modern kitchen with stainless steel appliances, Tasmanian Oak with Jarrah trim in the living areas, quality carpets thoughout all bedrooms and modern bathrooms with porcelain tiles.
Additionally, all the finishes on the property were of a very high quality.The builder was very reputable and has extensive experience in the local area.The purchase price was $415,000 the property was off the plan, so Daniela and Sam saved nearly $15,000 in stamp duty.

The property was completed in February 2008 and local real estate agents have valued it at now being worth over $500,000 upon completion.The property was rented within a week to quality tenenats. Daniela and Sam flew over to Melbourne at Christmas to look at their investment. They were very pleased with their purchase and over the moon with the increase in the investment property’s value.This was a rewarding moment because we could see how proud they were of their achievement.
